Town Planning Consultants Tanner & Tilley working for their private client have had a successful appeal decision on 63 Haven Road Poole to provide outline planning permission for 4 luxury houses.
Poole Borough Council had asked for a contribution for open space and transportation but Tanner & Tilley argued on behalf of their client that the Council had failed to justify its request because it did not specify where the money was going to be spent and why it was necessary in order for the development to proceed. The Planning Inspector agreed, stating “I do not consider them to be reasonable or necessary to make the proposed development acceptable in planning terms; consequently I give little weight to these obligations when making my decision.”
Initially the application was refused due to character and appearance, but an Appeal Inspector granted outline planning permission with the existing dwelling to be demolished. The Inspector noted that large houses close together are not uncommon. This is a great result in an economic climate where a lot of builders and developers are struggling with Affordable Housing and Contributions rendering many proposed developments not viable.
Haven Road in recent years has undergone much development with large blocks in a modern or contemporary design springing up along where single detached large villa type houses used to stand.
